Our letting service is available to landlords with properties in North London including Highbury, Islington and Camden. The Hotblack Desiato team use detailed local knowledge and years of experience to help you maximise the full potential of your rental property.

The first part of the process involves one of our agents visiting the property to conduct a free rental valuation so we can understand its full potential. This allows us to provide recommendations on how to maximise its market value and discuss full details of our letting service, including how we present the property to prospective tenants and any legalities or legislation that needs to be met. It’s also the perfect opportunity to ask us any questions you have about our service which we will be happy to answer in full.
Marketing the Property

Hotblack Desiato use multiple marketing channels to ensure your property is viewed by as many people as possible. In addition to our own website listings the property will be marketed on sites such as Rightmove and Zoopla. We also arrange for a professional photographer to take high-res images that will promote the very best features of the property.
The Tenancy
The Hotblack Desiato team follow 5 steps during this stage:
- Tenant viewings: We arrange regular property viewings for prospective tenants which enables us to identify suitable candidates that match your criteria.
- Tenancy negotiation: Full terms for the pending tenancy will be negotiated with the tenant on your behalf, ensuring all legal requirements are met and you are satisfied with the final agreement.
- Reference checks: Full credit, reference and ID checks are conducted to verify the suitability of the prospective tenant. This involves using external agencies to check their credit history, contacting employers for salary verification, previous landlords to confirm previous addresses and Right to Rent checks that prove they are eligible to legally rent in the UK.
- Final tenancy agreement: Once the initial stages have been passed satisfactorily and you wish to accept the offer in full, we draft the full tenancy agreement containing the full terms of the agreement – you are able to check the final document before it is sent to the tenant.
- Deposit management: We collect and transfer the tenant’s deposit and place it into a verified Government-backed scheme, or alternatively, transfer it to you to do so instead.
The Inventory
Before the tenant moves into the property, we arrange for the inventory to be prepared and checked by an independent inventory clerk. The tenant is also encouraged to be present for this part of the process before it is signed off. This verifies the condition of all furnishes, fixtures and fittings before the tenancy begins and is referred to again at the end of the tenancy to compare the condition of the listed items for potential damage claims.
Renewing the Tenancy
Three months before the original tenancy is due to expire we will request if you want to extend the terms and arrange relevant documentation, or:
- Negotiate terms for a new tenancy in-line with current market conditions.
- Request the tenant leaves the property by serving notice as per the agreement terms.
