Once you have found your new home through Hotblack Desiato and the terms of your offer has been agreed by the landlord then, and only then, we will ask for a ‘holding fee’ along with an administration fee and ask you to sign our Terms of Business which enables us to hold the property on your behalf subject to contract and satisfactory references. These fees are non-refundable unless the landlord decides to pull out of the agreed rental. In order to start the process of the application we do require proof of identity and, if applicable, any further documentation in order that we and your landlord comply with the Right to Rent Act introduced in February 2016. Proof of identity needs to be photographic and can be a passport, an identity card or a driver’s licence.
An application form will be emailed to you directly from the credit referencing agency. When completing please ensure you do so accurately and make sure that you have telephone numbers and email addresses of all referees as this will help speed up the referencing process. As soon as we receive a reply from the credit referencing agency we will let you know the result and, if successful, we will send out an agreement letter which outlines the agreed terms with you and an Assured Shorthold Tenancy Agreement. Your Consultant will let you know the criteria and income required for taking your chosen property at the point of making an offer and advise accordingly. Before you move into the property we will require:
- Tenant Deposit – This is usually six weeks rent and will be held in accordance with the Tenancy Deposit Protection Scheme.
- First month’s rent
- Administration fees, if not paid already
The full balance must be cleared in our account prior to the keys being handed over.
At the commencement of the tenancy we will arrange an appointment for an independent inventory clerk to meet you at the property to carry out an inspection report of the condition of the property.
Throughout the tenancy and at the end of the tenancy there are other costs that must be covered on top of the rent. These might include:
- Utilities (gas, electricity, water and telephone)
- Council Tax
- Television licence
- Installation of cable/satellite
- Insurance (for your personal and own contents)
- Garden maintenance
- Professional cleaning of the property
