Managing a property is hard work. Having to deal with complaints, handle the deposit, organise repairs… It’s a full time job. Which is why property management is the best option for people with better things to do with their time (clearly not us…). With our full management service, we handle everything. From listing and marketing the rental property, to sourcing the right tenants and collecting rent, we’ll keep our eye on your asset so you can get on with life.

We’ve got reliable contractors we can trust in an emergency, so big issues get solved quickly. Under £300 and we’ll just handle it, over £300 and we’ll submit the quote to you first. Any costs will be deducted from funds held on your behalf, such as rental payments.
As a minimum, we’ll visit your property twice a year, and send you a detailed report afterward of how things are looking. If there are any major issues, we’ll also conduct non-routine visits, at no extra cost.
We pay out rents received, plus current outgoings and other accounts relating to the property. This includes things like utilities, ground rent, service charges, maintenance charges, or insurance premiums.
With gas safety being a legal requirement, it’s something that the landlord will have to pay for. However, if you haven’t had the time to renew your Gas Safety documentation and certificate seven days before the date of expiry, we’ll initiate all work required to ensure the gas appliances in the property comply with current gas safety regulations.
We’ll also handle any insurance claims relating to the property, on your behalf. For insurance claims over £1000, we charge a fee of 12% of the total insurance claim (including VAT). The fee covers the work involved in arranging quotations, meeting the loss adjuster, overseeing repair work or purchasing replacement items, and negotiating the claim on your behalf.
When the tenancy ends, we’ll send an independent inventory clerk to draw up a report of the property. Then, if needed, we’ll send a claim to the tenant on your behalf. If the property is vacant, we’ll continue to settle accounts in your name. We’ll also visit the property once a month to collect post, inspect for any maintenance issues, check that it’s still secure, that it’s adequately heated, and that the garden hasn’t become overgrown.
We’ll send you any party wall notices/planning notices, then await your instructions. We can then appoint a qualified building surveyor to protect your interests: however, since they’re an independent third-party supplier, they may charge a fee. We’re also happy to act on your behalf to resolve neighbour disputes, or disputes in apartment blocks or flats between neighbours, or management agents/freeholders.
